A properly installed patio or walkway can last decades — but small habits keep it looking sharp through our East Bay weather cycles.
The Bay Area's combination of coastal fog and direct summer sun gradually breaks down joint sand and surface sealant. A fresh coat of penetrating paver sealer every 3–5 years protects color, hardens the joint sand, and makes the surface far easier to clean. You can DIY this or hire it out.
Polymeric sand is what keeps weeds and ants out of your paver joints. Over time it breaks down, especially in areas with heavy rainfall or foot traffic. When you see plant growth pushing up between stones, it's time to sweep in fresh polymeric sand and compact it. This is a straightforward weekend project.
Fog-shaded areas — the north side of a house, under a pergola, or beneath large trees — can develop a slippery film of moss or algae on pavers. A periodic rinse with a diluted white vinegar solution or a gentle pressure wash keeps surfaces safe and clean without damaging the paver surface.
Our East Bay clay soil expands when wet and contracts in summer heat. This movement can slowly tilt individual pavers over time. A settled or rocking paver is easy to pop up, add or remove sand beneath it, and re-seat — but catching it early prevents edge chipping and trip hazards.
